Its late and Im cleaning out the party press. Labour released another one about affordable housing. Its a mess. We know this and were here before, will be there again. The debates arent much better. If and when Labour realises there is traction in this, media picks it up (unlikely though-lots of ads in the property section) bear the following in mind.
That magical 80,000 is the target laid down in legislation. Recent stats from the Taoiseach suggests 11,000 sites (seemingly including developed and non-developed) are in the works. At this particular debate Emmett Stagg reckoned there were only 2 specific untis in Kildare, following an assertion from the Taoiseach that;
“there is almost over-capacity in the affordable housing market, where people are not switching or——”

“There are nearly 48,000 households on waiting lists for social housing across the state. Nearly 85% of these have annual incomes of less than €15,000 per annum. The emphasis that is being placed on affordable housing, rather than social housing, does not address any of the problems of these people…”
NESC has recommended 73,000 social housing units to meet the need. Will we have the funds to pay for any of this?
The gas thing when we look at whether we can afford to be building social housing is the qeustion of how we can afford to continue paying for the private provision of such housing. It’s just cheaper in the long run for the public sector to build and own the housing.
I think your right particularly when you consider how much is being missed out on by letting developers buy out of their responsibility. The other side of that is no party is gonna support a public housing scheme which will by definition take the heat out of some demand for property.
How do you think a decreasing public purse will cope with this though? 2007 may be too late to get kick started on this.

it really isnt good enough
you need to be capable of paying a hefty mortgage to be approved for affordable housing
the amazing thing is, that if it was readily available many would dive on it just to get started- i know theres a kick back for the council when you sell within ten years but the appreciation would be there for both sides to draw on
